From invisible to cited in luxury property recommendations.

A boutique luxury agency in Miami had a strong sales record and a loyal client network. But when buyers asked AI which agents to trust with a waterfront home, the answers named national brokerages and two local competitors.

    01The before

A strong record, missing from the answer.

The agency had closed some of the most valuable waterfront sales in its market. Its agents were respected, its listings were well presented, and past clients referred friends. But new buyer inquiries from outside its network had slowed.

The change was in how high-value buyers started their search. Before calling an agent, they asked ChatGPT, Perplexity and Google's AI who to trust, and those answers rarely included more than three names.

When buyers asked AI for help, they asked questions like:

    • Who is the best luxury real estate agent in Miami?
    • Which agencies specialize in waterfront homes in Miami Beach?
    • What's the best real estate agent for relocating from New York to Miami?
    • Which Miami brokerages handle off-market luxury listings?
    • How do I find a buyer's agent for a $5M home in Coral Gables?

These were the questions buyers ask when they are close to choosing an agent, and often close to a seven-figure decision.

We measured the agency across a fixed baseline of 40 high-intent prompts on six AI platforms. The agency was named in none of them. Its strongest local competitor appeared in 27.

The problem was not track record. It was evidence.

When AI systems described luxury real estate in Miami, they relied on property portals, national rankings and press coverage. The agency's own story was hard to find:

    • The website was built around listings, not the agency's expertise or specialties.
    • Neighborhood and waterfront expertise was described only in individual agent bios.
    • Agent profiles on property portals used different descriptions and outdated sales figures.
    • No property, lifestyle or finance publication had covered the agency in the last two years.
    • Strong client reviews were spread across platforms AI rarely cited.

The agency had earned its reputation in the market. It had not yet earned a place in the answer.

    02The work

We turned a local reputation into evidence AI can cite.

The engagement followed one principle: buyers trust the agents AI names, and AI names the agents independent sources keep mentioning.

We started by mapping the questions buyers were asking, capturing the answers they received, and identifying which sources shaped those answers.

    1. We built a prompt map around real buyer questions.

The 40-prompt map covered four stages:

    1. 1.Market research prompts
Questions about neighborhoods, waterfront areas and luxury price ranges.
    2. 2.Relocation prompts
Questions from buyers moving to Miami from other cities and countries.
    3. 3.Agent selection prompts
Questions asking for the best luxury agents and agencies by area and property type.
    4. 4.Decision prompts
Questions about off-market listings, negotiation and what to expect from a buyer's agent.

Each prompt was checked across all six AI platforms every two weeks, so a single mention could be told apart from a lasting recommendation.

    2. We clarified how the agency is described.

We agreed one description for every source to repeat: a boutique luxury agency specializing in waterfront homes and relocation buyers in Miami.

    • One consistent agency description across the website, Google Business Profile and portal profiles.
    • Dedicated pages for each waterfront neighborhood the agency specializes in.
    • Agent bios rewritten to state each agent's specialty, area and track record in the same structure.

Consistency mattered more than volume. Every strong source should make it easier to understand what the agency is known for and which buyers it serves best.

    Prompt

“Who are the best luxury real estate agents in Miami for waterfront homes?”

    Answer

For waterfront properties, Client is frequently mentioned for its focus on Miami Beach and Key Biscayne and its experience with relocation buyers. Larger brokerages offer wider inventory, but boutique agencies are often recommended for off-market access.

    3. We earned placements and AI brand citations.

Luxury buyers, and the AI systems they consult, give more weight to independent coverage than to an agency's own marketing. So the monthly work focused on earning that coverage.

    The work included:

    • Ten editorial placements every month across property, lifestyle and finance publications.
    • Three AI brand citations every month, including recommendation listings and editorial reviews.
    • Each placement built around a real buyer question, such as how off-market luxury sales work in Miami.
    • Every placement and citation tracked and reported, with its live status and URL.

Each piece was written for buyers first. Clear answers and specific local detail also made it easier for AI systems to cite.

    4. We corrected the third-party sources.

The agency could not control every portal or ranking. But it could remove the contradictions.

We audited the profiles AI was most likely to rely on. Several showed outdated sales totals, former agents, or listed the agency under general residential sales. We updated what the agency controlled and requested corrections for the rest.

    That work focused on:

    • Property portal agent and agency profiles.
    • Brokerage and realtor directories.
    • Local business listings.
    • Past press mentions with outdated details.

    5. We used measurement to decide what to improve next.

Every two weeks, we re-ran the full prompt map.

When a prompt improved, we checked which sources were cited. When an answer stayed weak, we identified the missing evidence and aimed the next month's placements at it.

No paid ads or listing promotions were added during the engagement. The work focused only on making the agency easier for AI to understand, verify and recommend.

After six months, we re-ran the same 40 prompts across the same six AI platforms.

The agency was named in 18 of 40 prompts, up from 0 at baseline.

The broader movement mattered just as much:

    • Brand mentions: increased from 0 to 31 across all tracked prompts and platforms.
    • AI citations: the agency's pages and placements were cited as sources 14 times, up from 0.
    • AI visibility score: increased from 25 to 53 out of 100, a 112% lift.
    • Answer accuracy: increased from 38 to 84 out of 100.

AI answers began describing the agency the way its clients would: a boutique specialist in waterfront homes and relocation buyers.

In the highest-value agent selection prompts, the agency moved from absent to one of the first two names recommended.

The improvement did not come from chasing a single answer. It came from making the agency's track record visible in the sources AI systems already trust.
